Rezoned in the summer of 2017, the Pioneer Grove LAC is strategically located east of the Florida East Coast Railroad and the Dixie Highway corridor. The site encompasses approximately 119 acres and runs from the northern city limits, at Hillsboro River/Canal, southward to one half block south of SE 5th Street. The site is also conveniently located between I-95 and the International Fishing Pier. The area was identified through an intensive 2014 planning study with the American Planning Association’s Community Planning Assistance Team.
This new zoning district in the City of Deerfield Beach intends to culturally and economically revive the old heart of downtown where our pioneer roots originated. Pioneer Grove will be a mixed use, walkable downtown with residential, retail and office space as well as destination restaurants. A place for residents and visitors alike to live, work, play, and stay.
The City’s historical legacy was researched intensively and incorporated into the exciting new Pioneer Grove Design Standards. New construction, infill, and redevelopment throughout Pioneer Grove should incorporate surrounding historical and cultural context while still being a product of its own tie. These Design Standards were created to assist property owners and developers to plan and design projects located within Pioneer Grove.
Found within the Design Standards is the Enhancement Program which provide additional development capacity for particular areas to promote a variety of public benefits. The Enhancement Program Matrix is to serve as an illustrative tool for applicants in determining eligibility for particular incentives based on the proposed development application, priorities of the neighborhood, and the applicant’s request to participating in enhancing the area in which they are proposing to develop.
